Tenant Placement


Designed to match your property with the right tenants, our experienced team takes the time to carefully screen and vet each applicant. From advertising your property to showing it to potential tenants, we handle every step of the process.

Property Assessment


After assessing your property, we give you a realistic recommendation of what we think your property could rent for, as well as recommendations of any improvements or repairs that should be made prior to leasing.

Tenant Screening & Placement

 

We conduct a comprehensive screening process of each applicant. This includes thoroughly reviewing each application, as well as having credit and criminal background searches conducted for potential tenants. We also interview past landlords and references. Once an applicant has been approved by the property owner, we move forward with the processing of the lease documents and disclosures. We have a move-in condition report completed as well. Once all the paperwork has been completed, we collect the security deposit and the first month’s rent and distribute it to the property owner.

Listing & Marketing


We prepare a 3D virtual tour, property video, photos, as well as an en suite of digital media. Marketing is conducted through the LivXplore Property Management website, social media, as well as through consumer rental websites such as Zillow, Trulia, HotPads, etc. This is in addition to your property being on display at the LivXplore office. We show your property to potential tenants and arrange for all showings at your convenience.

Lease Preparation


We draft all of the lease documents and disclosures on behalf of you as the property owner in accordance with proper guidelines.

Complete Concierge


Our team of professionals are dedicated to providing top-quality services to both you and your tenants, including handling maintenance and repairs, landscaping, and cleaning services. We also offer 24/7 emergency response services so that you can rest easy knowing that your property is in good hands.

Rent Collection


We send monthly invoices to the tenant(s), collect rent, and distribute to the property owner. We ensure that the property owner is paid in a timely and recurrent manner.

Maintenance Supervision

 

We coordinate all repairs and maintenance that need to be done to the property. We first make sure that you approve of the vendor and the project costs, and then proceed with the oversight of all work.

Financial Reporting


We provide a detailed statement each month of gross rental income as well as any expenses incurred (i.e. repairs and/or recurring maintenance).

Tenant Point of Contact


We are be the point of contact for all tenants. This ensures that you as the property owner will not be bothered at inconvenient times.

Legal Understanding


We have a team of legal professionals that can provide legal advice surrounding tenant/landlord laws and regulations if needed. This includes the eviction process (if needed) as well as rent increases. With ongoing education, we know and adhere to the latest local, state and federal legislation that applies to renting and managing rental properties.
